Pull-Down & Ceiling Replacement

When a ceiling is damaged, sagging or beyond repair, we can remove the existing ceiling and replace it with a new one.

Our process includes:

  2. Our electrician will disconnect lights and other electrical fittings where this has been included in the quote.
  3. Room preparation
  4. We carefully prepare and protect the work area before starting.
  5. Ceiling removal
  6. The existing ceiling is carefully pulled down and removed wherever possible to minimise damage to surrounding areas.
  7. Waste removal
  8. Ceiling waste is placed into a skip bin or our trailer, where disposal has been included in the quote.
  9. New ceiling installation
  10. We install the new ceiling sheets and cornice, ensuring everything is properly fixed and finished.
  11. Insulation
  12. New insulation can be installed where included in the quote.
  13. Clean-up
  14. We clean the work area, including vacuuming and mopping the room.
  15. Electrical reconnection
  16. Our electrician returns to reinstall and reconnect lights where electrical works have been included.
  17. Final sanding
  18. We return to sand the ceiling and joints, leaving it ready for painting.

Why a Ceiling Overlay Might Be Right for You

A ceiling overlay can be a cleaner, less disruptive alternative to a full ceiling replacement.

Benefits include:

  • Less mess and disruption — no need to completely remove the existing ceiling.
  • Insulation stays in place — existing insulation can generally remain in the roof cavity.
  • Fresh new finish — new plasterboard and cornice give the room a clean, updated look.
  • Cost-effective option — less removal can mean less work and disruption.

When an Overlay May Not Be Suitable

An overlay isn’t right for every ceiling. Depending on the existing condition, a full replacement may be the better option.

  • Reduced ceiling height — typically around 26–35 mm, depending on the battens used.
  • Structural damage — significant damage to the existing ceiling or framing may require removal.
  • Moisture or movement issues — these may need to be addressed before an overlay can be considered.

At Cleaver Ceilings, we’ll inspect your existing ceiling, explain your options and recommend the most suitable solution for your home.
